About Us

A Portugal-Based Residential Architectural Firm

Who are we?

Joel Rosa has been an architect for 10 years, specializing in custom home design. After graduating and becoming a member of Portuguese Architects Border, he worked in several companies – from architectural offices to real estate developers – learning from A to Z all about the process.

His expertise in conceptual-, detail- and design- development as well as his vast experience in static and animated 3D rendering, and his natural leadership skills, were fundamental to be head hunted by “Patrimonio Portugal” to lead the group’s Architecture and Engineering department.

Now, assuming the role of Lead Architect (and many other hats) of TSA, he is highly experienced in various fields of design, including 3D rendering. His realistic projections of architectural plans allow his clients to take a virtual “walk-through” of their new home before they even start construction. He is also well-versed in the permitting and building processes, allowing him to move efficiently through the process of getting your custom home built.

Working with ThirdSkin Architecture is an easy collaborative process. TSA skillfully guides your project through each project phase, from conceptual design through construction. The TSA typical process includes the following 9 stages:

Identifying clear project and program goals, gathering information from the client, site and city, establishing a framework for design.

Schematic design

Incorporating pre-design objectives, site parameters, related codes, jurisdictional requirements and relationships between spaces and site.

Design development

Improving schematics, providing look, feel and texture, confirming basic assembly, developing a clear understanding of project scope and preliminary budget.

Permit documents

Drawing and document preparation for regulatory entities and review boards.

Submitting, coordinating and acquiring building and other related approvals for the construction of the project.

Construction documents

Creating final drawings used for construction.

Finalizing the target construction budget and schedule, selecting key contractor and supplier quotes, and mobilizing to implement the work.

Construction Administration

Getting the job done. On time, on budget, as promised.

Project Turnover

Transferring the completed and cleaned project to you, the owner, at substantial completion. Punchlist items are addressed and we’ll remain available for questions or concerns.

Learn More About Working With Us

I’ve found that many would-be property buyers in Portugal fail to get started because they feel overwhelmed by the number of considerations and risks, or because they are being discouraged by family and friends. Those who do make a property purchase in Portugal often fail to effectively plan or learn enough about the full process. As a result, they get stressed-out, end up with a property (or lifestyle) that is far from perfect, and ultimately lose money.

However, there IS a way to make the whole process – from getting started through to actually taking possession of your own Portugal home – easier, less risky and more fun. In this FREE, downloadable PDF process guide, you’ll discover:

  • 3 costly misconceptions about building a home in Portugal
  • 5 things you need to know to make your project a success
  • 3 crucial elements to consider when choosing a lot
